La resposta, en la majoria de casos, \u00e9s clara. Vendre amb un professional no nom\u00e9s t&#8217;estalvia temps i maldecaps: sovint et fa guanyar m\u00e9s diners i evita problemes legals que podrien bloquejar l&#8217;operaci\u00f3 del tot.  <\/span><\/p>\n<p><span style=\"font-weight: 400;\">A Ferlam, immobili\u00e0ria de refer\u00e8ncia a Ripoll i al Ripoll\u00e8s des de fa m\u00e9s de 20 anys, ho veiem cada setmana. A Ripoll i els voltants, el mercat t\u00e9 les seves particularitats que no reflecteix cap portal gen\u00e8ric. <\/span><\/p>\n<h2><b>Seguretat i filtre de \u00abturistes immobiliaris\u00bb<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Quan un particular publica un pis a internet, rep contactes de tota mena: curiosos, persones sense capacitat de finan\u00e7ament, especuladors a la recerca d&#8217;una ganga i, en el pitjor dels casos, persones amb intencions poc clares que fan visites per inspeccionar la propietat.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Des d&#8217;una immobili\u00e0ria, cada persona interessada passa per un filtre previ: se&#8217;n verifica la capacitat real d&#8217;endeutament, la situaci\u00f3 laboral i l&#8217;acc\u00e9s al finan\u00e7ament. Nom\u00e9s arriben a veure el pis compradors qualificats i realment motivats. Aix\u00f2 no nom\u00e9s protegeix la teva intimitat, sin\u00f3 que optimitza el teu temps.  <\/span><\/p>\n<h2><b>M\u00e0rqueting professional: molt m\u00e9s que 4 fotos amb el m\u00f2bil<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Un pis venut per un particular sol tenir fotos fetes amb el m\u00f2bil, amb mala llum, mobles a contrallum i habitacions que semblen m\u00e9s petites del que s\u00f3n. La presentaci\u00f3 \u00e9s la primera impressi\u00f3 que rep un comprador, i en un mercat digital on es trien pisos des del sof\u00e0, la qualitat visual \u00e9s determinant. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">El m\u00e0rqueting professional inclou:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Fotografia i v\u00eddeo d&#8217;alta qualitat<\/b> <span style=\"font-weight: 400;\">amb equip professional i t\u00e8cnica de posada en escena.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Difusi\u00f3 en m\u00faltiples portals<\/b> (Idealista, Fotocasa, Habitaclia, xarxes socials) amb anuncis destacats.<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Presentaci\u00f3 atractiva de l&#8217;espai: <\/b><span style=\"font-weight: 400;\">descripci\u00f3 redactada per destacar els punts forts de la propietat.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Xarxa de compradors actius<\/b> <span style=\"font-weight: 400;\">que la immobili\u00e0ria ja t\u00e9 en cartera i que busquen exactament el que vens.<\/span><\/li>\n<\/ul>\n<h2><b>Blindatge legal i zero ensurts burocr\u00e0tics<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">La compravenda d&#8217;un habitatge implica un volum de documentaci\u00f3 que sovint sorpr\u00e8n els propietaris: certificat energ\u00e8tic, c\u00e8dula d&#8217;habitabilitat, nota simple registral, certificat de deutes de la comunitat, \u00faltims rebuts de l&#8217;IBI, llic\u00e8ncia de primera ocupaci\u00f3&#8230; Cada document t\u00e9 un termini, una vig\u00e8ncia i un organisme diferent que l&#8217;emet. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Una immobili\u00e0ria gestiona tots aquests tr\u00e0mits, revisa que la documentaci\u00f3 sigui correcta i vigent, redacta els contractes d&#8217;arres amb totes les garanties legals i t&#8217;acompanya fins a la signatura davant de notari. Sense ensurts de darrera hora. <\/span><\/p>\n<h2><b>Capacitat de negociaci\u00f3 objectiva<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Quan un propietari negocia directament amb el comprador, es barregen les emocions: anys de records, l&#8217;esfor\u00e7 que va suposar ladquisici\u00f3, el que necessita obtenir per al seu proper projecte de vida. Aix\u00f2 pot portar a decisions poc estrat\u00e8giques, tant per exc\u00e9s (no pas cedir en absolut) com per defecte (cedir massa per por de perdre l&#8217;operaci\u00f3). <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Un agent immobiliari negocia des de la fredor de les dades i l&#8217;experi\u00e8ncia. Coneix els l\u00edmits del mercat, sap quan una oferta \u00e9s real o \u00e9s un intent de baixada abusiva, i defensa els teus interessos sense posar sentiments pel mig. <\/span><\/p>\n<h2><b>El problema ocult que bloqueja la majoria de vendes de pisos de segona m\u00e0: el triangle documental<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Fins aqu\u00ed hem parlat dels avantatges generals de treballar amb una immobili\u00e0ria. Per\u00f2 hi ha un problema espec\u00edfic, molt freq\u00fcent en habitatges antics, que converteix una venda aparentment senzilla en un bloqueig total: la  <\/span><b>descoordinaci\u00f3 documental<span style=\"font-weight: 400;\">.<\/span><\/b><\/p>\n<h3><b>El triangle que gaireb\u00e9 mai no coincideix<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Quan es ven un habitatge de segona m\u00e0, tres registres oficials han de dir el mateix sobre la propietat. En realitat, en pisos antics, sovint expliquen tres hist\u00f2ries diferents: <\/span><\/p>\n<ol>\n<li><b> El Registre de la Propietat<\/b><span style=\"font-weight: 400;\"> \u00c9s el registre jur\u00eddic que acredita qui n&#8217;\u00e9s el propietari legal. Dep\u00e8n del Ministeri de Just\u00edcia. El problema \u00e9s que pot arrossegar errors a la descripci\u00f3 de la finca (metres, l\u00edmits, distribuci\u00f3) que daten de fa d\u00e8cades, des de quan es va fer la primera inscripci\u00f3.  <\/span><\/li>\n<li><b> El Cadastre<\/b><span style=\"font-weight: 400;\"> \u00c9s el registre fiscal, que dep\u00e8n del Ministeri d&#8217;Hisenda, que serveix de base per calcular l&#8217;IBI i altres impostos. Sovint els metres quadrats que consten al Cadastre no coincideixen amb els del Registre, la direcci\u00f3 pot estar desactualitzada, o la refer\u00e8ncia cadastral pot no quadrar amb la finca reial. <\/span><\/li>\n<li><b> L&#8217;Escriptura Notarial<\/b><span style=\"font-weight: 400;\"> \u00c9s el t\u00edtol de propietat original, el document que el propietari t\u00e9 a casa. A pisos antics, les escriptures descriuen l&#8217;immoble amb dades que avui estan desfasades: metres d&#8217;una habitaci\u00f3 que va ser annexada, una distribuci\u00f3 que ja no existeix, o metres totals que no corresponen a la realitat actual. <\/span><\/li>\n<\/ol>\n<h3><b>Quan el triangle no quadra, la venda es para<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Si el Registre, el Cadastre i l&#8217;Escriptura no contenen les mateixes dades sobre la propietat, tenen lloc coses molt concretes i molt greus:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>El banc del comprador denega la hipoteca.<\/b><span style=\"font-weight: 400;\"> Abans de concedir un pr\u00e9stec hipotecari, el banc encarrega una taxaci\u00f3 oficial. El taxador contrasta les dades del Registre amb les del Cadastre. Si hi ha discrep\u00e0ncies significatives \u2013especialment en metres\u2013, la taxaci\u00f3 no es pot completar i el banc no aprova el finan\u00e7ament.  <\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>El notari paralitza la signatura.<\/b><span style=\"font-weight: 400;\"> El notari \u00e9s responsable de la legalitat de l&#8217;operaci\u00f3. Si detecteu incoher\u00e8ncies entre l&#8217;escriptura, el registre i el cadastre, no podeu autoritzar l&#8217;atorgament de la nova escriptura de compravenda fins que les discrep\u00e0ncies siguin resoltes. <\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>L&#8217;operaci\u00f3 queda en suspens indefinidament.<\/b><span style=\"font-weight: 400;\"> Sense hipoteca aprovada i sense signatura notarial possible, el comprador s&#8217;impacientar\u00e0 i probablement renunciar\u00e0 a l&#8217;operaci\u00f3. El propietari haur\u00e0 perdut temps, oportunitat i molt possiblement un comprador real. <\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Tot aix\u00f2, insistim, en pisos perfectament v\u00e0lids i habitables, sense cap problema real de propietat: el problema \u00e9s purament documental.<\/span><\/p>\n<h2><b>Com ho resolem des de Ferlam: l&#8217;auditoria documental pr\u00e8via<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Aqu\u00ed \u00e9s on el valor duna immobili\u00e0ria professional va molt m\u00e9s enll\u00e0 de penjar anuncis i fer visites.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A Ferlam,<\/span> <b>abans de buscar cap comprador<\/b><span style=\"font-weight: 400;\">, realitzem una auditoria documental completa de la propietat. Revisem: <\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">La nota simple del Registre de la Propietat i la coher\u00e8ncia amb la realitat f\u00edsica.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Les dades cadastrals i la coordinaci\u00f3 amb el Registre.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">L&#8217;escriptura notarial vigent i les descripcions.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Qualsevol discrep\u00e0ncia en metres, partions, refer\u00e8ncia cadastral o titularitat.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Si detectem errors o incoher\u00e8ncies \u2014i en pisos de segona m\u00e0 \u00e9s molt freq\u00fcent trobar-los\u2014, tramitem l&#8217;esmena de les discrep\u00e0ncies<\/span> <b>abans de treure el pis al mercat<\/b><span style=\"font-weight: 400;\">. Acompanyem el propietari en tot el proc\u00e9s: rectificaci\u00f3 registral, actualitzaci\u00f3 cadastral o l&#8217;expedient que correspongui segons el tipus i la magnitud de la discrep\u00e0ncia.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">El resultat: quan el pis surt a la venda, est\u00e0 completament blindat documentalment. El primer comprador real que aparegui pot demanar la hipoteca sense problemes i signar davant de notari sense sorpreses. <\/span><\/p>\n<p><b>Vendre r\u00e0pid i al millor preu no \u00e9s una q\u00fcesti\u00f3 de sort. \u00c9s una q\u00fcesti\u00f3 de preparaci\u00f3. <\/b><\/p>\n<h2><b>Conclusi\u00f3: el cost real de vendre sol<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">La gran objecci\u00f3 dels particulars \u00e9s sempre la mateixa: <\/span><i><span style=\"font-weight: 400;\">\u201cla immobili\u00e0ria em cobra una comissi\u00f3\u201d<\/span><\/i><span style=\"font-weight: 400;\">. \u00c9s cert.
